Moving house is often stressful and we can take you under our wing and guide you through the process so you can enjoy your new property even before you have bought it.
The Leeds housing market is complex, prices can vary across the city and along with some building defects that are unique to Leeds you will need our experience and knowledge to identify them.
Our surveying team operates throughout
Leeds and West Yorkshire
Valuation Report (RICS – Level 1)
A basic report just and just a brief description of the property with a valuation.
A valuation is brief description of the property with a valuation included based on the market conditions at the time of the valuation. Valutations make specific assumptions for each property as the clients requires.
Suitable for: Shared ownership valuation, Right to Buy valuation, Probate/Inheritance tax valuation, Matrimonial valuation, Capital Gains valuation, Portfolio valuations.
Home Mover Report (RICS – Level 2)
This report is our most economical.
The peace of mind report is our most popular. It contains common sense advice. This report provides a valuation and a buildings reinsurance figure. It will comment on structural issues, damp timber infestation roof walls and floors. Provide advice for your solicitor. A general list of repairs and advice. Your home is a large investment and a survey will protect your investment.
Remember value equals condition.
Building Survey (RICS – Level 3)
This detailed report is specifically designed for older larger and properties and historical dwellings.
Houses which are built before 1900 often require a Building Survey or level 3 report. The defect cause and remedy will be identified. Significant and urgent issues are identified. We discuss general requirements and building alteration proposals. The pathology of the building is often discussed.
In essence this holistic view is essential for listed and period buildings.
